We have seen other contractors produce vastly different results (many unacceptable) from using various sub-contractors. There are many real-life examples we could mention – a roofer who could not come fix a leak because he was tied up on a big job; the painting company who was highly recommended but sent the new who did a horrible job; the handyman who started a project but couldn’t find the time to get back to finish it – or even worse never started it at all!
Compass is a full service licensed and insured maintenance and remodeling contractor. Our in-house maintenance and remodeling crew, with over 80 years combined experience, allows us to have a greater ability to properly manage projects and quality of work performed.
Because we are one of the largest property management firms in Western Michigan, we are able to surpass what a typical remodeling contractor can provide. Our in-house staff limits the need for outside labor, and we stock many materials and parts in house. As a result, we can do almost anything you need very efficiently as well as cost effectively.
Here is what we propose:
- Eliminate the need for multiple contractors. It’s better to work with one contractor who is not only familiar with your house but can fix it all.
- Obtain efficient and cost effective service for small and medium sized jobs, that can be contracted on a time and material basis.
- 24/7 availability. We are available whether your emergency is at 1:00 in the afternoon or 2:00 in the morning – No worries.
What kinds of work and repairs can we do?
The list is endless… From fixing a squeaky drawer to larger maintenance issues and remodels, we do it all quickly and cost effectively.
Do you provide free estimates for your services?
For larger jobs we are happy to provide free estimates. Unfortunately, it is not cost effective for us to send someone to your home to estimate smaller jobs. We recommend that you have us visit your home with a small list of items you would like to have completed. Our handyman will complete the list, and while there take a look at additional work you would like to have done and provide a estimate. Please contact us for more details and specifics.
What are your rates?
We are very competitive. Because we do a significant amount of work for our property management company, and have fulltime in-house professionals instead of using sub-contractors, we are able to keep overhead down and pass that savings along to our customers.
What types of payment do you accept?
On our smaller jobs, we will accept credit cards or personal checks at the time the job is completed. Please contact us for more details and specifics regarding payment terms for larger projects.
What can I, the homeowner, do to help reduce costs?
The most important thing to remember is that our handymen charge for each minute they work for you and every mile they drive. You can save money by being efficient with your handyman’s time and having a list of items ready when he arrives. Be aware: it’s very easy to fall in the trap of, “Well, while you’re here, can you….” Just be conscious that this can quickly run up a bill and you can usually get more done with less expense with a little bit of planning before the handyman arrives. An organized list will allow our handyman to efficiently organize the work and make fewer trips to the store (if needed). If you have a budget in mind be sure to communicate this to your handyman. If you prioritize your list, he will complete the most important items first staying within your budget.
Many people think they can eliminate expense by starting a job themselves. Unfortunately, this is not a foolproof way to save money. Often homeowners have started a job incorrectly and it has actually increased the final cost of the project.
Do you charge reoccurring fees or require service contracts?
We do not charge anything to set up a maintenance account with us. We charge only for work that is done. We do have a brief contract that must be executed before utilizing our maintenance services. The contract helps to clarify costs and expectations in advance to help avoid confusion later.
What kind of work can you do for me?
Honesty, our remodeling company was created because it was so difficult to find a contractor to do the random work that was needed for our managed rentals. Our property management company needed someone on call who could do anything – it’s our primary purpose. A quick, limited list would include:
